RATES & RULES

The following rules were established to maintain high standards of cleanliness, safety and maintenance, with a “Good Neighbor Policy” in mind. Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary.

 

Your compliance is very much appreciated and will ensure a pleasant stay for all guests.

Recreational Vehicles

  • All RV’s must be less than 10 years old and must be well maintained and in excellent overall condition.

  • Texas mandates the use of sewer gaskets/seals or threaded connections. 

  • Commercially made wheel covers are allowed. Commercially made skirting is allowed.  (No homemade or makeshift skirting is permitted.)

  • You may have your car and/or RV washed by an outside mobile washing service. You may wash your own.  However, absolutely no washing muddy vehicles on site. 

  • No mechanical work is allowed in the park. 

Vehicle Policy

Personal Vehicles

  • Vehicles must be well maintained (no oil leaks) and operate in a safe manner. 

  • Inoperable or unlicensed vehicles are not permitted in the park. Vehicles are to be parked only in the graveled parking spaces. The common areas are not for parking.  Additional parking is available on Cross Street.

  • We have sprinkler systems installed. Never park in an empty site or on the grass.  You will be billed for any damage and repairs to them.

Site Information

Property Sites Information

  • Each site is limited to two (2) people, one (1) RV and one (1) vehicle. All overnight guests must check in with management. If there is room on your site, you may park an additional vehicle if it does not impede other guests parking.

  • We work hard to keep sites clean and free of debris. Please help by avoiding clutter and eyesores such as boxes, tools, wood, empty flower pots, etc.

  • To allow for weed eating and mowing, route all cables, sewer, and water hoses behind your tires to the connections.  Mowing is done on Monday’s. We will not be responsible for damage to cords/hoses routed improperly.

  • Only furniture and items intended for outside use are allowed and must be kept to a minimum.

  • All guests are responsible for freeze protection.  You will be charged for any damage/repairs caused by your failure to do so.

  • Gas or charcoal barbecues may be used for outdoor cooking on site. Please dispose of cooled ashes in a SEALED bag in a dumpster. DO NOT DISPOSE ON THE GROUND.
     

  • The following are NOT allowed on sites:

    • No sheds or utility buildings without management approval.

    • No large stairs or decks without management approval.

    • No clothes lines or hanging of laundry.

    • No appliances outside the RV.

    • Open storage containers. (Plastic storage containers are permitted under your rig, if kept orderly.)

    • No concrete blocks to form structures or brace awnings.

    • All guests are responsible for freeze protection.  You will be charged for any damage/repairs caused by your failure to do so.

    • No temporary fencing is allow (unless approved by management). 

Pet Policy

Pets

  • The City of Wink requires every pet be licensed.  There is a $2.00 fee for this license, you must show current vaccinations to receive this license.  Licenses can be obtained at City Hall. All pets must have proof of a City License within two days of arrival at the park.   

  • Maximum of 3 pets per site. 

  •  Pet rules will be issued, and compliance is mandatory.

  • Pets must always be on a leash with the owner when outdoors. Pets cannot be tied, left in kennels, or otherwise left unattended outside.

  • Guests must pick up after their pets immediately. Please make sure the bag is securely sealed and placed in the dumpster located in the alley in rear of the park. 

  • No viscous or aggressive pets are allowed.

  • Due to insurance requirements, the following breeds are NOT allowed in the park: 

    • Doberman Pinschers, 

    • Pit Bull Terriers

    • Rottweilers. 

Rent Information

Rent

  • Monthly Rates:

    • October – June $750.00

    • July – September $750.00

    • $250.00 refundable deposit. (Upon inspection of your site when you check out.)

    • Weekly Rate (if spots are available) $250

  • The Shady Spot is a Month to Month facility.  All rent is due on the first of the month. No refunds or prorated rent is given for shortened stays without prior notice to and approval of management.

  • Rent is payable in advance and thereafter on the 1st day of the month.

  • Rent is to be paid by the 1st of every month, with a 3-day grace period, $25.00 late fee for each day beyond the grace period. $50.00 insufficient funds check.

  • Guests choosing to pay with a credit card will be charged a 2.75% service fee.

  • No Refunds offered without prior agreement from management.

  • This is private property and each person is considered a guest and not a resident. The management has the authority to ask any guest to leave the property at any time.

  • Mail delivery address: (US Postal service does not deliver in the city limits.  Guests may rent their own PO box or may utilize the park’s PO Box. The Park manager collects the mail and put’s it in the laundry house.
